    Much depends on what must you are using if for and what the yeast requires in terms of the nutrients it needs. Buying the commercial stuff means you are covered for a range of musts and yeasts. Some yeasts do just fine in certain musts with no need to add anything.

    There are AC units made with exhaust that are integral to the design. Make sure you know where the air comes into the condenser and where it exits if you do your own exhaust and keep it as short as possible.

    Temp question...

    It will pretty much degas to the warmest temperature it was at. In priming beer bottles we take temperature into account to adjust the priming sugar amount. That said, if this is "the first 3 month waiting time" then what's the rush. The garage will warm up at some point?
